Selling Your Business in Leander

Selling what you built is a major step, and you should know what happens at each stage. We set an honest price, market your business discreetly to qualified buyers and stay beside you until closing. Listing is free up front, and we are paid only from a finished sale.

What selling with a broker actually means

When you sell through us, we act as your representative from the first valuation to the day funds change hands. We set a price buyers and lenders can support, prepare a confidential profile of your business, find and screen buyers, and help negotiate a deal that fits your goals, not just the highest headline number.

Most owners only sell a business once. We explain what each offer term means, from earnest money to seller financing to transition periods, so you never sign something you do not understand. We bring over $5 million in businesses sold to owners across Leander, Cedar Park, Round Rock and the surrounding area.

We work from our office or by phone and video, so meetings fit around the hours you still spend running the business.

Our work on your sale

A price that holds up

Your valuation is built from recent financial statements, tax returns and adjusted owner earnings. When the price survives a buyer's accountant and a lender's review, deals are far less likely to collapse near the end.

Marketing without your name

Your business goes out as a blind profile that leaves off your name and location. Buyers sign a nondisclosure agreement before learning more, and registered buyers see new listings first.

Checking buyers first

Before any introduction, we ask buyers about their cash, experience and financing. That saves your time and keeps people who are just looking away from your staff and your records.

Reviewing and negotiating offers

We go through every letter of intent with you one line at a time. Price counts, and so do the down payment, any seller note, the non-compete and how long you stay to train the buyer.

Help through due diligence and closing

We gather the documents buyers request, work with the attorneys, accountants and lenders, and keep things on track toward a set closing date.

Signs it may be time to sell

You are thinking about retirement
Buyers pay more for a business that runs well today. Selling while revenue is steady usually beats waiting until energy or health forces the issue.
The business has outgrown you
Growth sometimes needs capital, staff or skills you do not want to add. A buyer with those resources may be the right next owner.
Burnout is setting in
If the work no longer feels worth it, sales and attention often slip. Starting the conversation early protects the value you have built.
A partner wants out
A sale of the whole company is one option. Our Partner Buyouts and Succession service covers the alternative of one owner buying the other.
Your numbers are at a high point
Strong recent years give buyers and lenders confidence. A free valuation shows you where you stand before you decide anything.

How a sale moves from first call to closing

  1. 1

    Confidential valuation

We review your financials and talk through your goals, timing and concerns. You get a clear value range and an honest read on how marketable the business is.

  2. 2

    Preparing the listing

We write the confidential business profile, gather supporting documents and agree on an asking price and deal terms with you.

  3. 3

    Finding and qualifying buyers

We reach out to our registered buyers first, then market more widely. Only screened buyers who have signed an NDA learn who you are.

  4. 4

    Offers and due diligence

We help you compare offers and negotiate terms. Once you accept, the buyer verifies your records while we keep lenders, attorneys and accountants on schedule.

  5. 5

    Closing and handoff

You sign the final documents, receive your proceeds and begin the agreed training period so customers and employees transition smoothly.

How our fee works when you sell

We charge a success fee, paid from the sale at closing. We only get paid when the seller does, and there are no retainers or hidden fees. What varies is the amount of work a deal needs and how the final price is set up.

The sale price
The commission follows the price. Before you sign a listing agreement, we show you exactly how the fee is calculated.
How orderly your records are
Tidy books, clear tax returns and documented add-backs give buyers confidence. Disorganized records drag out diligence and can push offers down.
Including the building
Adding the real estate brings appraisals, title work and extra lender requirements. Our Business and Property Sales page explains how that goes.
How the deal is set up
Seller financing, earn-outs and SBA loans each shift when and how you get paid. We show what you keep after closing, not only the headline figure.

Questions owners raise before listing

Will my staff or customers learn the business is for sale?
Not from us. Buyers see a blind profile first and sign an NDA, and only screened buyers get your name. We plan with you when and how key employees are told, most often close to closing.
Do you charge anything to list my business?
No. There is no up-front cost and no retainer. Our fee comes out of the sale proceeds at closing, so we get paid only when you do.
How long will selling take?
That depends on your asking price, your industry, how buyers will pay and how organized your records are. Most sales run several months from listing to closing, and your valuation includes a realistic timeline for your business.
What if my books are a mess?
That is common. We recast your financials to show true owner earnings and point out what buyers will question. Fixing those gaps before listing is far easier than explaining them in diligence.
Should I offer seller financing?
Often it helps. Many buyers use SBA loans that pair well with a small seller note, and offering one widens the pool of buyers. We go over the risks and protections so the decision is yours.
Is selling a franchise any different?
Yes. The franchisor usually must approve the buyer and may charge a transfer fee. Our Franchise Resales service covers those extra steps.
